What is sealcoating?

Sealcoat or pavement sealer is a coating for asphalt-based pavements. Sealcoating is marketed as a protective coating that extends the life of asphalt pavements.

How long does sealcoating last?

Two to three years is the best span to sealcoat unless the asphalt driveway is regularly repaired and maintained. Get a free quote for any construction project. Satisfaction guaranteed. Average asphalt sealcoating should last 2-4 years depending on amount of vehicle traffic that passes, sun exposure, or oil and gas drippings.

What do I look for in a reputable sealcoating company?

There are several things you need to ask yourself or look for when choosing a sealcoating company.   

 What type of sealcoating and crack filing do they use?   Is the company insured?  Do they hire quality people and are they easily identifiable?    Are they part of the NPCA (National Pavement Contractors Association)?   Do they gurantee their work in writing?   Can they provide you with customer testimonials and before and after pictures of previous work?

What type of sealer do you use?

Hendren Sealcoating is proud to use Brewer Cote.   This is a high quality tar based sealant.  It will keep your pavement looking new for a long time and save you money in the long term.  You should avoid low quality sealers that are diluted as they do not last as  long and do not protect the integrity of your driveway.

What is the best temperatures or time of year to sealcoat?

Ideally, days above 50 degrees and nights not lower then 40 degrees.  We begin sealcoating in April (weather permitting) and continue through October or the temperatures start to drop.

How is sealcoating applied?

Sealcoating is a coating that is applied to asphalt pavement to seal it against damage.   It is applied as a liquid that quickly dries to a hard, tough film.  

 

What are the benefits of sealcoating?

Sealcoating offers many protective benefits.  Sealcoating shields the pavement from the sun’s radiation. Just as UV rays can cause skin to age prematurely, they can also age asphalt pavement.  They drain asphalt of its natural moisture, making it brittle or crumbly.  Regularly protecting your driveway can significantly lengthen the lifespan of your driveway.  In addition to its protective benefits, sealcoating enhances the appearance of your driveway and the curb appeal of your home.  If you are putting your home on the market, sealcoating is one of the most cost-effective ways to enhance its attractiveness to potential buyers.

How is Asphalt Paving Different from Sealcoating?

Asphalt paving is a repair procedure rather than preventive maintenance. It involves the application of new asphalt, normally using one of two techniques.  An asphalt overlay is a layer of fresh asphalt that is installed over existing pavement. It is sometimes used as a short-term fix for pavement that is nearing the end of its useful life. It should not be used over pavement that has a weakened or destabilized foundation. It is also not recommended for pavement that is severely cracked or potholed as the damaged areas will begin to show through quickly, usually within 18 to 24 months if not sooner.  Significantly damaged or severely cracked asphalt should be removed and replaced to save money in the long run.

 

How long do I wait to drive on sealcoated asphalt?

Depending on the temperature and humidity of the air, you should keep vehicles off the new surface for 48 to 72 hours. You may walk on your driveway within 24 hours. After walking across fresh seal coat, please check the bottom of your shoes, or remove shoes before entering  your home.
